Dracut MA Real Estate Market Update - August 2026
If you’ve been wondering what’s happening with the real estate market in Dracut, Massachusetts, the latest numbers tell an interesting story.
The market is changing, but Dracut continues to see strong buyer demand—particularly for homes that are priced correctly and show well when they first hit the market.
A Look at the Latest Dracut Housing Numbers
According to MLS PIN data for single-family homes sold in Dracut during July 2026:
- Median sale price: $567,500
- Median original list price: $534,950
- Median days to an accepted offer: 6 days
- Median days on market: 19 days
- Single-family sales included: 22
The median sale price was approximately 106% of the median list price.
Other housing data tells a similar story. Zillow reported 69 homes for sale in Dracut at the end of July, with homes going pending in approximately 10 days. More than half of the most recently reported sales closed above their asking price.
So, Is Dracut Still a Seller’s Market?
In many situations, yes—but that doesn't mean every home is automatically going to sell quickly or receive multiple offers.
Buyers have become more selective.
A well-maintained home in a desirable location that enters the market at an attractive price can still generate significant activity. On the other hand, homes that are overpriced or need substantial work may sit longer than sellers have become accustomed to over the last several years.
That's why accurate pricing is becoming increasingly important.
Pricing Your Home Correctly Matters
One of the biggest mistakes a seller can make is choosing a price based solely on what another house in the neighborhood sold for.
Two homes located only a few streets apart can have very different values.
Some of the things I consider when determining a property's likely market value include:
- Location within Dracut
- Recent comparable sales
- Square footage and layout
- Lot size and usability
- Overall condition
- Kitchen and bathroom updates
- Garages, finished basements and additional living space
- Age and condition of major systems
- Current competition
- Buyer activity at the time the property is listed
The goal isn't simply to put the highest possible number on the house. It's to position the property so buyers recognize its value when it first hits the market.
That initial period on the market can be extremely important.
What This Means for Dracut Homeowners
If you've owned your home for several years, you may have considerably more equity than you realize.
Even as the real estate market has begun to normalize in some areas, home values in Dracut remain strong.
But an online home-value estimate can only tell part of the story.
Your home's condition, improvements, neighborhood, lot and recent nearby sales all affect what a buyer may actually be willing to pay.
